Tips To Maximise Your HDB 3i Renovation

HDB 3i is a series of renovations that are tailored to different needs and budgets, so it's important to find one that fits your specific needs! Check out these tips to maximise your HDB 3i renovation, see what can work for you.

What is an HDB 3i Renovation?

HDB 3-room flats (also known as 3-room intermediate units) are second-generation Housing and Development Board (HDB) flats. These flats were built in the 1970s to 1980s with an internal area of around 90 square metres and typically contain two bedrooms, one bathroom and a kitchen. A large number of them can be found in Ang Mo Kio, Bedok and Toa Payoh.

Despite their age, some 3-room flats can be renovated to have an internal area of up to 130 square metres with the addition of a second bedroom and a bathroom. Upgrading works are carried out by home owners themselves or by private renovation companies .

Renovation costs for a typical 3-room flat is around S$60,000 - S$120,000 for 85 square metre homes. For 100 square metre homes, renovation costs range from S$80,000 - S$150,000.

The larger living space often leads to shorter tenures as most younger couples prefer newer HDB flats that offer more interior space (ranging from 110 to 139 square metres).

Keep in mind that 3-room flat owners are also eligible for the Selective En bloc Redevelopment Scheme (SERS), under which some older HDB blocks will be demolished and replaced with newer flats.

What to renovate in an HDB 3i Renovation?

The renovation done to a HDB 3 room flat can range from a simple coat of paint on the walls, or going all out with new flooring, cabinets and appliances.

There are many different renovation packages available in Singapore because there is an extensive list of available materials for any homeowner's preferences and there are many different skills that can be brought to bear on the project.

Many homeowners find it difficult navigating through such an extensive selection and leave their renovations half-finished because they don't know where to start or what to achieve.

When should you get the HDB 3i Renovation done?

If you're planning to move house soon, it is important to ensure your three-room flat is more liveable and conducive for a potential buyer. Here are some reasons why you should consider getting the hdb 3i renovation done:

It's not only about the space of your home but also its hygiene. If there is a possibility of mould building up in your bedroom wall, for example, this could be detrimental to its value  especially if you're planning on selling your home!

The same goes for kitchen appliances that have been used over time they may give off an unpleasant odour or leak oil into cabinets. Replacing them with new ones will be both hygienic and attractive.

In addition, furnishings such as carpeting are usually considered with an older house in view. Clean carpets that are free of stains and marks will increase the selling value of your home. You might even consider getting a new floor or wall tiles installed if you're planning on selling your flat in the near future.

What can I do to maximise my HDB 3i Renovation?

Not all HDB flats are suitable for renovation works due to structural limitations, so it's important not to embark on an upgrade project without doing background research first. This is key if you want to reduce the risk of making costly mistakes.

Before carrying out any renovation works, get professional help from a reputable building contractor or architect who specialises in home upgrading .

Make sure the contractor has relevant experience in both interior design and structural work; if required, they can partner with another contractor to carry out the structural work.

Contractors that specialise in home upgrading should have no problem coming up with a renovation proposal tailored to your needs. Once you've reviewed their proposal, you're ready to move forward!

However, there are always things you can do before committing yourself - read on for tips to maximise your hdb 3i renovation.

1.    Add a sun deck or a plant shelf.

One of the most effective ways of brightening up dark hallways and staircases is by adding a light well  that allows more light into the poorly lit parts of your flat. If building regulations permit, consider adding a solarium or an indoor balcony that opens out onto the balcony. If you lack outdoor space, you can always make use of the floor area right outside your HDB flat, this is known as a "groundscraper".

Adding an indoor balcony would definitely maximise your hdb 3i renovation! Keep it simple by installing LED lights around your garden to highlight delicate plant leaves and petals that create a soothing atmosphere.

To save up on space , go for smaller flower pots that are prefilled with peat or moss to keep everything in place.

2.    Make better use of under-utilised spaces.

Don't let small rooms become dead ends where there's no more storage space or valuable furniture pieces can be placed at instead, consider reconfiguring the room layout so that it becomes more spacious and functional. If your main bedroom is facing the public corridors, consider converting it into a walk-in wardrobe or study space.

If you don't have enough storage space in your flat, maximising your hdb 3i renovation can help! Consider using corner shelving units to create extra compartments while making better use of unused corners.

Use curtains, carpets and rugs to introduce texture and warmth into poorly-lit areas alternatively, you might want to consider installing dimmable lighting strips

3.    Get rid of common flat nuisances like squeaking doors and rattling windows.

Squeaky doors and rattling windows are both signs that something needs fixing; could be because there's too much weight on the hinges or because there's a gap in between the window and its frame. Have your door hinges oiled at regular intervals to reduce squeaking when opening and closing doors - if you have wooden doors, this is essential.

If your windows are making too much noise, consider adding weather strips to fill up any tiny gaps that might be causing a draft, they're very easy to install and will keep noise levels down in no time. Getting rid of common nuisances like rattling windows can maximise your hdb 3i renovation!

If you want an instant upgrade without having to do permanent repair works, try using adhesive paper strips with double-sided tape over the entire length of the sliding rail tracks. This might not last long but it's worth giving it a try.

4.    Alleviate drowsiness during the day with some smart lighting features.

It's not unusual for LED lights to cast an unnatural glow that makes everything look like it came straight out of a sci-fi movie,  if you're one of those people who work night shifts or use your living space as a home office, consider installing specialised LED bulbs that emit warm white light.

These so-called "daylight" bulbs produce less glare and are less likely to affect your circadian rhythm , which can contribute to fatigue at day time.

If you want to maximise your hdb 3i renovation by using 'smart' lighting, this might be for you! This is pretty easy to do by using a Hue or LIFX Wi-Fi enabled LED lightbulb. Simply download the app, connect your home network and you're good to go! You can even set timers so that lights switch off automatically when you leave the house.
